Summer is officially here in San Diego, which means short-term rental pricing needs a closer look.
This is the time of year when demand can shift quickly. Beach trips, family vacations, concerts, holiday weekends, Comic-Con, Pride, and major events can all create compression across different pockets of the city. That does not mean every night should automatically be pushed to the moon, but it does mean your pricing should not be sitting untouched in the background.
We use PriceLabs across our properties for dynamic pricing. It adjusts rates based on demand, local events, booking pace, seasonality, and what nearby listings are doing. It is a strong tool, but it still needs a human eye.
This week, I checked our Mission Beach calendar and noticed some of the rates were way higher than I felt comfortable with. The tool was clearly picking up summer demand and event demand, but I adjusted the pricing back because it felt too aggressive for where the market was actually booking.
That is the balance with dynamic pricing.
You do not want to ignore the data, but you also do not want to blindly trust the algorithm. The goal is to understand why pricing is moving, then use your own market knowledge to decide whether to hold, push, or pull back.
A quick check for operators:
Are you above 85% occupancy for the next 30 days? If yes, it may be time to consider raising your base rate.
Still wide open on a weekend with a local event nearby? Try dropping your minimum stay before you drop your rate.
If you are near Mission Valley, Downtown, the beaches, North Park, South Park, Mission Hills, or any of the major San Diego visitor pockets, do not just look at beach demand. Soccer at Snapdragon, Pride, Comic-Con, concerts, Fourth of July, and summer travel can all push demand into different areas.
If late June or early July weekends are still open, check three things:
Your pricing
Your minimum stays
How far above your usual rates you are
If your rates are too high, you may be scaring off the booking. If they are too low, you may be leaving money on the table.
This is the moment to tighten up your calendar before the peak summer weeks hit.
Dynamic pricing is a tool, not a set-it-and-forget-it system.
