He got us a property during a very competitive market, in a very competitive neighborhood, 5% below listing and 7-8% below market. We didn't believe we will get it. But Josh tried, that's what he does, he tries, relentlessly. So we have a property that appreciate 200K+ in less than 6 months, which we got for below market/below listing where 70% of the properties in San Diego are sold above listing (often by 100K+). And it was not our first rodeo. We have done this multiple time in the past and Josh is different.
