We’re Joe and Josh, the founders of The Carmine Collection.

What started as a shared love of homes, travel, design, and creating beautiful spaces has grown into something much bigger, a collection of properties and a brand that feels deeply personal to us.

At the heart of it, we’ve always believed a home should feel like more than just a place to stay. It should feel warm, memorable, and inspiring. It should feel like part of the experience itself.

That belief is what shaped The Carmine Collection.

Josh comes from a background in real estate, marketing, and storytelling. He has always been drawn to the emotional side of property, what makes someone connect with a home, what makes a place stand out, and how thoughtful branding and presentation can completely change the way a space is experienced.

Joe is the creative force behind so much of what brings our homes to life. He has an incredible eye for design and a natural instinct for how a space should look, feel, and flow. He can walk into a property and immediately see its potential, then turn that vision into something elevated, welcoming, and full of character.

Together, we balance each other. One of us is often focused on the bigger picture, the brand, guest experience, and how a property is positioned, while the other is refining the details that make a home feel special the second you walk through the door.

That dynamic is what led us to create The Carmine Collection.

Our Story

The Carmine Collection did not begin as some polished business idea. It came together naturally through our love of homes and the life we’ve been building together.

We were always inspired by spaces that made us feel something, boutique hotels, thoughtfully designed homes, places with soul, warmth, and personality. The kinds of places you remember long after you leave. Over time, we realized we wanted to create that same feeling ourselves.

We did not want to build generic short term rentals. We wanted to create homes with identity. Homes that felt layered, inviting, and memorable. Homes where the design mattered, the atmosphere mattered, and the experience of staying there mattered just as much as the location.

So that is what we set out to do.

Each property in The Carmine Collection has been shaped with real intention. We think deeply about how a home flows, how it feels in the morning light, where people will gather, what makes a bedroom restful, and how an outdoor space can feel magical at night. We care about the details because we know that is what people remember.

Over time, something interesting started to happen. People began reaching out to us, not just to stay in our homes, but because they wanted to understand how we had created what we had created.
