ADVICE Josh Taylor. November 3, 2026
If you own a vacation rental in San Diego and you are searching for a property management company, you have probably noticed the options fall into two camps. There are national companies managing thousands of homes, and there are small operators stretched thin. The Carmine Collection sits in a third lane: a boutique vacation rental management company run by owners, taking on only a few select homes at a time.
I'm Josh Taylor. My partner Joe and I built The Carmine Collection as our own portfolio first. Joe leads construction and interior design. I handle the business, the numbers and the San Diego real estate side. Today we own four homes and manage three more for other owners.
Think about the difference between a chain hotel and a boutique hotel. The chain gives every room the same sheets, the same photos and the same script, because it is built for volume. A boutique hotel is built around one building and the guest who chose it. Large management companies run your home like a chain room. We run it like a boutique hotel, because that is how we run our own.
That approach has a track record. Kirra Villa, one of our homes, has been featured in Condé Nast Traveler's guide to the best Airbnbs in San Diego four years in a row.
Every system we use for owners was tested on these homes first.
Zen Oasis is one of the homes we manage for another owner. The house had good bones but was not standing out online. We gave it a new look through styling, new photography and a fresh marketing approach, so it now competes with the top listings in its area.
A good manager does more than answer guest messages. In San Diego, compliance is part of the job. Here is where the City's Short-Term Residential Occupancy (STRO) program stands, per the City Treasurer's STRO page, updated October 23, 2026:
In other words, a license is valuable and limited. Losing one to a missed report or a slow response to a neighbor is an expensive mistake.
Most full-service vacation rental management fees in 2026 fall between 20% and 30% of revenue, according to RedAwning's 2026 cost guide. The headline number matters less than two questions: what is the percentage calculated on, and what does the manager add to your revenue? Our full-service management fee is 20%, which sits at the low end of that range and covers guest messaging, cleaning, maintenance, pricing and STRO compliance.
We ask that last one because we think it matters most. A manager who owns rentals feels every bad review and every empty night.
It depends on your home. Large companies offer scale and wide distribution. A boutique company like The Carmine Collection offers design-led marketing and close attention, for a small number of homes.
Yes. Every short-term rental in the City of San Diego needs a STRO license. Whole-home rentals outside Mission Beach fall under Tier 3, and Mission Beach whole homes fall under Tier 4.
Yes. The City allows a property manager to serve as the local contact, who must respond to complaints within one hour.
Yes. We own and operate Casa Coolangatta in Mission Beach and know the Tier 4 rules closely.
Only a few select properties at a time, so every home gets our full attention.
Our full-service management fee is 20%, covering guest messaging, cleaning, maintenance, pricing and compliance.
